Austin Market Report-April 2020
Here are the most recent stats for the Austin Metro area. The headline for this analysis is pretty simple: Everything down except prices. As we look back at April with the shelter in place order in full effect, you will see closed sales and pending sales down significantly compared to last year. But, as I predicted last month, new listings are also down a lot keeping prices steady. In fact, Austin actually saw an even more severe decrease in pending sales, but the median sales price was actually up 12% compared to 2019. While change in median price usually captures the top headline, I think new listings is going to be the metric to keep an eye on for the summer months.
